PRH is a proudly independent and privately owned agent situated in the heart of the picturesque market town, Penzance. Director Theresa James and her team provide a detailed, individual service with flexibility to meet your personal needs.

Our team covers four generations, enabling us to give a traditional package with a current and refreshing delivery in all departments of lettings, sales and property management throughout Penwith. We are deeply involved in our local community enabling us to provide informed, efficient and up to date knowledge on the area as well as the local property market.

To ensure we are consistent with providing the highest level of service and to give peace of mind to all our clients, we are committed to ongoing training and are accredited by both the National Association of Estate Agents and Association (NAEA) of Residential Letting Agents (ARLA).

Our dedicated, hands on team are therefore able to give you the personal, expert attention you deserve to assist you through every aspect of your journey.

Whether you’re the landlord of a single property or a seasoned investor our lettings team will be on hand with their local knowledge and experience to maximise the return on your property investment.

As a small independent agent we can offer you the same level of customer service as the large corporate estate agent and more! As an independent agent we offer clients exposure across local media, internet and our office location in central Penzance. We don’t sell add-ons but are able to offer tailored services to meet your needs. We are able to make decisions for our clients on a daily basis.

Full Management

This is the most popular and comprehensive service that offers a Landlord complete peace of mind and includes all of the following:

• Free Valuation
• Regular Property Advertising – including our own website, The Cornishman, Zoopla and other websites
• Accompanied viewing with all applicants
• Tenant Selection – including referencing and checks on their ability to pay
• Tenancy Agreement – including amendment to individual requirements
• Inventory Preparation – including condition and pictures where necessary
• Check-in and Check-out
• Deposits – collection of the Deposit and liaising with the Deposit Protection Service
• Rent Collection – including collecting late rents if necessary
• First Point of Call – for your tenant in case of any problems with the property
• Inspections – we will visit your property after one month and then at least every six months in order to report on your property
• Remedial Works – using tested local tradesmen. Costs will be passed on without surcharging on invoices.

Tenant Find

This service is for Landlords who want to manage the rent and maintenance of the property themselves and will include the first 8 points on our Full Management List.

Rent Collection

This service is for Landlords who want us to administer their rent but manage the maintenance of the property themselves and will include the first 9 points on our Full Management List
